are the charges payable to the agent/realtor? |

Generally, landlords pay the commissions equivalent
to one months gross rental for a 24 month lease and
half months gross rental for a lease of 12 months
or shorter. Tenant only pays in cases where gross
monthly rental is less than S$2,500 (he then pays
an equivalent of 1/2month's gross rental). |

What
is the typical duration of a Tenancy? |

Most commonly, Tenancy
Agreements are signed for 12 and 24 months although
some Tenants opt for 36 months. |

Can
I terminate my Tenancy Agreement prematurely? |
| |
Typical Tenancies
where the occupier is a foreigner contain a "diplomatic
clause". This clause allows the Tenant to give
the Landlord a few months notice (usually 2-3) or a
few months rent in lieu of such notice after having
fulfilled usually 1/2 of the contracted lease term.
The Tenant, would usually be required to show the Landlord
documentary proof of a job transfer such as employment
pass cancellation. |

What other charges
do I need to pay? |

Typically, the Tenant would be expected
to pay their own utility, cable vision and telephone bills.
The Tenancy may also require the Tenants to pay for servicing
of airguns and garden maintenance.
Rental is normally payable in advance and there is a refundable
security deposit (normally equivalent to 1 - 3 months)
rent.
The Tenant would also be required to pay a stamp fee for
stamping the Tenancy Agreement. As the Tenancy Agreement
is the actual contract, it will specify who pays what. |

What is the
legal contract that I need to sign? |

This is referred to as Tenancy Agreement.

Who drafts the
Tenancy Agreement? |
| |
Typically, the agent will have a standard
Tenancy although some Landlords or Tenants may insist
on using their own. If you are not sure, you are advised
to engage your own lawyer. |

Should I opt
for a house or flat? |
| |
This depends on your preference really.
Typical condominium apartment in Singapore has some facilities
like a swimming pool and tennis court. |

Should I rent
a HDB flat? |
| |
You may provided that the Landlord has
obtained an official approval from the HDB. Otherwise,
the Landlord is subletting illegally and if they are caught
you need to move out. |

Can I operate
a business in a rented home? |
| |
It depends on the terms of the Tenancy
Agreement. Most Tenancies do not allow signs displaying
the company name. |

What documents
are required by the Landlord from me? |
| |
Normally, the Landlord will require a
copy of a valid employment pass/work permit of the immediate
occupier. |

Can I sublet
my home? |
| |
Normally no, although the Tenancy may
be negotiated to stipulate otherwise. |

Do Landlords
prefer personal or company leases? |
| |
In most cases, Landlords would prefer
a company lease to a personal one. If you are an expatriate
negotiating your terms with the employer, it may be useful
for you to know that it will be easier to find and negotiate
accommodation if your Tenancy Agreement is signed by a
company. Some Landlords refuse to accept personal leases.

important considerations when choosing a home? |

Proximity to work and/or school (you may
need to check if the school bus goes to certain locations).
Proximity to public transport (if you will not be driving),
facilities, tenant mix, hidden problems (termites, bad
plumbing, electricity etc) |

Will my appliances
work? |
| |
Singapore appliances operate on 230V 50Hz
a/c. TV system is PAL. Take note, especially if you are
relocating from the US, Japan or Korea. |

You may employ a full time or part-time
domestic helper. There are agencies specializing in such
services. |

safe? |
| |
